Description

20 acres at a rock bottom price situated up on a hill with fantastic views of the northeastern WA countryside. Access is via a private easement ensuring the ample distance from the traveling public. The character of the land is a mix of exposed open views and dense forest. A small creek runs through the trees at bottom of the hill.

This and many of the surrounding parcels have been used as hunting properties in the past. Deer, Elk, Moose, Black Bear, and Cougar all are found in the area. The neighbor informed us that bull moose were recently seen on the property.

There are no restrictions, no covenants, and no HOA. Would make an amazing off-grid homestead, cabin, seasonal retreat, hunting property, camping or glamping spot, to simply hold as a stable long-term investment.

Nearby Newport located on the Pend Oreille River at the Washington-Idaho border has a supermarket, hardware store, service stations, library, restaurants, and a brewery. Diamond Lake, a local fishing favorite is just 15 minutes away, skiing/snowboarding at 49 degrees north is 45 minutes, Lake Pend Orielle is 50 minutes, and Spokane is 1 hour.

Hunting – GMU 117 (49 Degrees North)

The Washington Department of Fish and Wildlife shows 38 hunts, including Black Bear, Cougar, Deer, Elk, Moose, and Turkey. More information can be found in this link: https://geodataservices.wdfw.wa.gov/hunt-planner/

Directions:

(A key will be provided to new owner at closing). Park here and walk the remaining ~800 feet up the hill to the property. You’ll pass the neighbor’s shed on your right along the way.
