Description
35.1 acre parcel in Ghost River Ranch with an installed power meter and well. Several nearby parcels have been developed including the parcel across the street. The terrain is relatively level and the land is situated close to the highest point of the ranch boasting excellent views of Greenhorn Peak.
We feel this is one of the best deals in the area in a long time. The neighboring property is listed at $60k and doesn’t have a power meter or a well installed. There is a small fenced in area with a gate housing a flat-bed trailer, tractor loader, grill, and lawnmower. The HOA dues go towards maintaining the roads (including plowing in the winter), so you can be assured your investment is taken care of.
The most common uses are for those wanting a part-time or year-round rural residence, grazing land for your horses or other livestock, agricultural uses, ATV riding, a bugout spot, or simply to hold as a long-term asset or inflation hedge.
Utilities
There is a power pole and well on the property. Contact for San Isabel Electric is 719-547-2160. A septic system would be installed for waste.
Hunting – Game Management Unit (GMU) 128
Pronghorn are the most prevalent game species in this area and were on the property when our photographer was there. Deer and elk are in the area as well.

Nearby Attractions – Greenhorn Mountain Wilderness
Soaring dramatically from the plains of Colorado, Greenhorn Mountain rises from 7,600 to 12,347 feet in the center of the northern section. Its summit is the highest point in the Wilderness, and nowhere else in the state provides such a vivid and dramatic change from plains to mountains. About two-thirds of the area is forested, and as you hike along, you’ll pass quickly from dry oakbrush and ponderosa pine country (or pinion-juniper in some places) through aspen, fir, and spruce, and on to alpine tundra. Most of the east-facing slopes are steep, rocky, and generally bare. With relatively little snow, the area attracts bighorn sheep, elk, and mule deer.
